About Homeward

Homeward takes the “what ifs” out of homebuying by creating financial products that give buyers and sellers certainty and convenience. We’re a fast-paced, remote-first real estate startup that partners with real estate agents to offer innovative products and services, helping clients buy with cash, sell with certainty, and time their move, regardless of the market.

Founder and CEO Tim Heyl started Homeward in 2018 to fix the antiquated real estate process. Today, we offer bundled cash offers, mortgage, and title services in 13 states, enabling buyers and sellers to move with certainty and convenience. We’re a fully remote company with a diverse team spread across several countries grounded in three core values: The Golden Rule, One Team One Dream, and Calm Focus.

The Opportunity

Homeward is building a stronger, faster, and more accountable Repairs organization. The Repairs Project Manager (PM) will own repair performance for an assigned portfolio of homes and serve as the construction subject matter expert for their pod(s). This role combines residential construction knowledge, project management, vendor negotiation, problem solving, and strong operational ownership to deliver against a key set of KPIs.

The PM will work closely with Homeward's market teams, approved vendors, and Property Coordinators to move homes through repairs quickly, at the right quality, and at the right cost.

What You'll Do

  • Portfolio Ownership: Own repair performance for an assigned pod/portfolio from vacancy through Make Ready completion and throughout the property's lifecycle while in Homeward’s possession.
  • Construction Subject Matter Expert: Serve as the construction SME for repair scoping, pricing, vendor questions, complex repairs, and escalations.
  • Scope & Pricing Control: Review and pressure-test repair scopes to ensure work is necessary, appropriately scoped, and consistent with Homeward standards to deliver a strong ROI.
  • Vendor Negotiation: Negotiate vendor pricing, enforce established pricing tables, use Not-to-Exceed (NTE) limits, and seek competitive bids when appropriate.
  • Field Decision-Making: Make practical, time-sensitive field decisions within defined authority so vendors can complete additional minor work while onsite.
  • Market Sale Repairs: Lead Market Sale repairs where closing timelines require fast scoping, vendor coordination, and rapid decision-making.
  • Emergency Coordination: Lead emergency repair coordination, ensuring rapid vendor dispatch, timely mitigation of property damage, and clear stakeholder communication.
  • Claims Management: Coordinate filing and managing property insurance claims, including documenting losses, gathering supporting information, working with adjusters, and tracking through resolution.
  • Vendor Performance: Manage vendors at the project level, holding them accountable to price, quality, and Estimated Completion Dates (ECDs). Provide actionable performance feedback to Repairs leadership.
  • Cross-Functional Collaboration: Partner with Property Coordinators, GMs, and property listing teams on repair strategy, scope verification, and efficient resolution.
